Nevada Accessory dwellings (AB 396, 2025): what it allows on a lot

Accessory dwellings (AB 396, 2025) is Nevada law, and the official source is at archive.leg.state.nv.us.

Clark and Washoe counties and cities over 60,000 people (Las Vegas, Henderson, North Las Vegas, Reno, Sparks) had to adopt an ordinance allowing accessory dwellings on residential lots by July 1, 2026, with limits on parking, setback and rental rules; where none was adopted they are allowed in any residential district. Read from a bar association summary, not the chaptered act.

Whether it applies to one lot turns on where the lot is and what it is zoned; the city, county or state office named in the law decides. Mapped areas are approximate. This is a plain reading of public law with its source, not legal advice.

Free, no account. ParcelSheet shows the lot's mapped size, parcel lines and flood zone, and this law on the lot's Nevada sheet.
