ParcelSheet

Terms of Use

Effective October 12, 2026. Operated by Nick Mossman, doing business as ParcelSheet, 5666 Ohelo Rd, Kapaʻa, HI 96746. Questions: nick@parcelsheet.org.

The short version. ParcelSheet shows what public records, county codes, and State, County and federal maps say about a parcel in the State of Hawaiʻi, with the source and date on every line. It is general information. It is not legal advice, not a survey, not a permit, not a flood zone determination, and not a decision about what may be built or used on any lot. Confirm anything you rely on with the planning department of the county where the lot sits, and with a licensed surveyor, attorney or other professional.

1. Agreeing to these terms

By opening, using, printing or sharing a ParcelSheet sheet you agree to these terms. If you use ParcelSheet for a company or a client, you agree for that company too, and you are responsible for passing the limits below on to anyone you share a sheet with. If you do not agree, do not use ParcelSheet. You must be 18 or older.

2. What ParcelSheet is

ParcelSheet looks up a parcel on Kauaʻi, Oʻahu, Maui, Molokaʻi, Lānaʻi or Hawaiʻi Island by tax map key (TMK), address or map tap, reads public map services and the county code that applies, and shows the results as cards. Each card names its source and links the official page. The data comes from the State of Hawaiʻi Statewide GIS Program and other State agencies, the four counties (City and County of Honolulu, County of Maui, County of Hawaiʻi and County of Kauaʻi), FEMA, USGS, the U.S. Energy Information Administration and the other publishers named on each card. Coverage differs by island: on some islands a card reads a State layer where Kauaʻi uses a county layer, and some layers exist for only some counties. Each card says which layer it read. ParcelSheet does not own that data and does not change it, except for the arithmetic a card describes (for example a unit conversion or a share of the lot), which the card labels as a ParcelSheet calculation.

3. What ParcelSheet is not

4. Accuracy and availability

Public map services can be out of date, incomplete, misaligned or offline. A card whose service does not answer says it did not load; that is not a finding. Codes change after a sheet is printed. ParcelSheet may change, pause or stop any feature at any time.

5. How you may use it

You may use ParcelSheet for your own work, including sharing sheets with clients, as long as the source lines and this disclaimer stay with what you share. You may not: present a sheet as a survey, permit, legal opinion or flood determination; remove or alter its source lines or disclaimer; scrape, resell or bulk download the service; overload or interfere with it or with the public services it reads; or use it to harass anyone or for any unlawful purpose, including any use of owner information that federal or Hawaiʻi law does not permit.

6. Owner names and public records

Where a county publishes owner names and assessment values in its public map service, ParcelSheet shows them as listed. These records are public under Hawaiʻi law (HRS 92F-12(a)(5)). ParcelSheet repeats them as published and does not check them. Where a county does not publish them, the sheet shows none. If a record is wrong, the real property assessment office of that county can correct it at the source.

7. Accounts and paid plans

ParcelSheet is free while paid plans are switched off. If paid plans open, the price, what each plan includes, billing and cancellation will be shown before you pay, and payment is handled by Square under its own terms.

A paid plan is billed each month in advance. You can cancel at any time on your account page. Cancelling stops the next charge, and the plan keeps working to the end of the month already paid for. Payments are not refunded, including for part of a month, except where the law requires a refund. If you believe you were charged in error, write to the address above.

Referrals. Each signed-in account has a referral link on its account page. A friend who opens your link and pays for Pro counts once, after their first payment goes through; a payment later refunded does not count, and you cannot refer yourself. For every three friends who count, your Pro plan skips one monthly bill, starting with your next one, and keeps working that month. If you are not on Pro when you earn it, the free month waits and is applied once you join. Free months have no cash value and cannot be exchanged, transferred or paid out. ParcelSheet may change or end the referral program; free months already earned stay yours.

On a paid plan you can send a link page, an email and a PDF of a sheet. The card text and source lines in a send are copied from the sheet as it read that day and cannot be changed. What you add to a send, meaning your note, your logo, the name it is prepared for and any label you give a lot, is yours. You are responsible for it and for having the right to use it, and it must not say or suggest that a sheet is a survey, a permit, a legal opinion, a flood zone determination or a decision by any agency. The disclaimer and the "Made with ParcelSheet" line stay on every send.

The assistant on a paid plan answers questions about the sheet that is open and about using ParcelSheet. Its answers are written by software (Claude, from Anthropic) from the cards on that sheet. They can be wrong or incomplete, they are general information like the rest of ParcelSheet, and they are not advice. The card and its source are what to rely on, and the planning office named on the sheet is who to confirm with.

8. No warranty

PARCELSHEET IS PROVIDED "AS IS" AND "AS AVAILABLE", WITHOUT WARRANTIES OF ANY KIND, EXPRESS OR IMPLIED, INCLUDING ACCURACY, COMPLETENESS, MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE AND NON INFRINGEMENT. The public data publishers make no warranties either; the County of Kauaʻi, for example, "makes or extends no claims, representations or warranties of any kind" about its GIS data, and the other counties and the State publish similar disclaimers.

9. Limit of liability

To the fullest extent the law allows, ParcelSheet, its operator and its data sources are not liable for any indirect, incidental, special, consequential or punitive damages, or for any lost profits, lost deals, or decisions made in reliance on a sheet. ParcelSheet's total liability for any claim about the service is limited to the greater of the amount you paid ParcelSheet in the twelve months before the claim or one hundred dollars ($100).

10. Indemnity

You agree to defend and hold harmless ParcelSheet and its operator from claims by others that arise from your use of a sheet, including a sheet you shared, or your breach of these terms. Some public data publishers, including the County of Kauaʻi, require users of their GIS data to hold them harmless as well; by using ParcelSheet you accept each publisher's terms for its data.

11. Changes

These terms can change. The effective date above shows the current version, and continued use after a change means you accept it.

12. Law and disputes

Hawaiʻi law governs these terms, without regard to conflict of laws rules. Disputes go to the state or federal courts located in Hawaiʻi, and you and ParcelSheet agree to their jurisdiction.
