Colorado Accessory dwellings (HB24-1152): what it allows on a lot

Accessory dwellings (HB24-1152) is Colorado law, and the official source is at leg.colorado.gov.

Cities of 1,000 or more inside a metropolitan planning organization, and county land inside a census place of 40,000 or more in one, had to allow one accessory dwelling with every single family detached home by June 30, 2025, through an administrative approval, with no parking or owner occupancy rule.

Whether it applies to one lot turns on where the lot is and what it is zoned; the city, county or state office named in the law decides. Mapped areas are approximate. This is a plain reading of public law with its source, not legal advice.
